Secondary data sources are those familiar with a transaction. These would include brokers, property managers, appraisers, and mortgage lenders.
Tertiary data sources are unconfirmed data sources. These include internet data sources like LoopNet or CoStar, assessor's offices, and real estate reports like the Korpacz Reports, Marshall Valuation Service, or Handy Whitman.
